As part of tis process a pre-planning application can consist of documentation such as location plans, proposed block plans, constraints analysis, indicative visualisations and a written overview outlining the background and aspirations for the proposal.
Subject to the specific project and client brief, we may request that the local authority provide feedback on specific elements in relation to the scheme, such as highways access, development within the greenbelt, impact on conservation or listed properties, scale and massing etc.

SAP
Standard Assesment Procedure: Provide SAP for calculations, design SAP calculations for new builds, design SAP calculations for extensions, provide new build EPC.
PCC
Professional Consultants Certificate: Formerly known as an Architects Certificate, this is awarded by the architect following a thorough review of the plans and property, confirming the build is in accordance with the drawings and instructions approved under building control, or the building contract.
